Description

Job Summary

Maintains and performs repairs on all city buildings and various equipment which includes heating, ventilation and air conditioning (HVAC), lighting and other building systems.

Representative Duties

Inspects, tests and maintains mechanical systems in City buildings. Monitors overall HVAC and mechanical systems' performance.

Monitors overall HVAC system performance. Diagnoses malfunctions. Makes simple adjustments and contacts maintenance contractors to arrange for necessary repairs at City buildings.

Makes simple electrical, plumbing, mechanical and construction repairs utilizing basic hand tools.

Prepares requests and recommendations for major repairs and replacement work on facilities with both City maintenance staff and outside contractors.

Assists with scheduling, coordinating and monitoring repair work performed by outside contractors.

Performs routine scheduled inspections of City facilities, machinery and equipment.

Orders supplies and makes budget recommendations to the Facilities Maintenance Contracts Administrator regarding materials and supplies needed.

Follows applicable safety rules and regulations.

Performs other duties, as assigned.

Requirements

Knowledge of:

General principles of electricity, mechanics and plumbing as they relate to building systems maintenance and repair.
Effective customer service techniques.

Ability to:

Perform basic plumbing, electrical, mechanical and construction tasks.
Read and interpret blueprints.
Operate small power tools.
Communicate effectively orally and in writing.
Follow written and oral instructions.
Lift and carry moderate to heavy objects.
Establish and maintain effective and cooperative working relationships with City employees and the general public.
Provide effective customer service.

Skill in:

Performing mechanical repairs and tasks.
The use of computers and applicable software applications.
Reading, writing, and communicating in English at an appropriate level.

Education, Training and Experience:

High school graduation or equivalent. College level coursework in building systems and maintenance repair is desirable.

One year of recent, paid work experience in building maintenance and repair.

Licenses and Certificates :

Possession of a valid Class C driver license is desirable.

If three or more qualified City employees apply and pass the examination, a promotional list will be established in addition to an open-competitive list. If fewer than three qualified City employees pass the examination, the appointing authority, in accordance with the City's civil service rules and regulations, can decline to use a promotional list, in which case a promotional list will not be established for this position.

Background Investigation:

Candidates who have successfully completed all prior phases of the selection process will be subject to a thorough background investigation.
